Recently, our team handled a HUD-owned property purchase that tested every aspect of our experience, communication, and persistence.
The transaction involved four purchasers buying the property. During the closing process, it was discovered that two of the buyers had accidentally been left off the sales contract. Correcting the contract required immediate coordination between multiple parties while keeping everyone aligned with HUD’s strict requirements.
The timing couldn’t have been worse.
HUD requires the final Closing Disclosure to be submitted for review at least five days before closing, meaning every delay put the scheduled closing date at risk.
As if that weren’t enough, another obstacle surfaced.
An outstanding Fulton County water bill had to be satisfied before the lender would authorize closing. Since HUD does not pay municipal utility balances, our team worked directly with the buyers to coordinate payment while navigating the county’s limited availability and response times. Every phone call, follow-up, and document mattered.
Throughout the process, our closer stayed in constant communication with the lender, HUD representatives, the real estate agents, the buyers, and the county. She tracked every moving piece, resolved issues as they arose, and made sure nothing slipped through the cracks.
Her persistence paid off.
Despite multiple complications that could have delayed—or even canceled—the transaction, the closing was completed successfully by the end of the week.
Stories like this are a reminder that the value of a closing attorney extends far beyond preparing documents.
